Inner city areas all over Upstate NY; Rochester, Buffalo, Syracuse, Albany, etc have little to no appreciation but the properties aren't DEPRECIATING either.

A roof in Buffalo isn't the same as in Florida, or Michigan.A/C in Florida isn't the same as it is in Maine.Furnaces in Michigan are different than they are in Arizona (do they have furnaces in Arizona?).
