Establish an emergency fund and target stable long-term rentals or short-term rentals in markets you understand.House hacking or private lending can offer alternative entry points depending on your risk tolerance and hands-on involvement.

Some investors use conventional loans, while others use private lenders, hard money loans, or partnerships.

Great replies here, and thank you for sharing examples of what you have or have not done as a private landlord.I do think there is a time and place to offer concessions, just not for people like you and me that are owning/managing portfolios smaller than an apartment complex with 100's of units.

Not sure of the area, if there are cool things to do there but the home is neat.The biggest issue is resale.

Private money may be better.
