We rerouted  two waste lines that ran from the top floor to the basement se we could reclaim some space that had been unusable.  

On utilities, I bought a foreclosure in NJ and found out it was not attached to Town sewer and I actually had to extend the main line up to my property then put the lateral in and abandon an old cesspool.  

Take out an equity line of credit on the property that can be sides as the down payment for the primary residence.

I’m hoping to find more success in Phoenix, but as you stated, the old fashioned way may be my best bet.
