If I may, let me offer some tactical advice and then some unsolicited general advice.Tactical advice: marketing to traveling oil industry workers probably isn't radically different than what you have been doing to get your rooms filled with students.

The biggest impact AI has in our business I believe is follow up re-engagement and appointment setting.

Wholly agree with everything you said and sincerely believe that you really have a handle on the greater Bay Area.AB 968 also changed how flipping works for owner builder.Not every strategy works in every market.With all that being said I pivoted back to live in flips.

Before we poured, we sprayed oil on the plywood and form boards to make it easier to take off from the concrete. 

I especially believe in this challenging RE environment that some realistic analysis is beneficial.  

Question that the “believers” don’t ask is “how much could I earn on the extra money I’m spending to pay down the loan faster?
