I've seen them many times under a sink and also under a bathtub.

normally, anything that is part of the structure, i consider and book as a depreciation item.. stuff like doors, cabinets, bath tub, roofs, etc.

I wouldn't use them in any room with a bathtub or shower, but otherwise, if you pick a good product, it should be fine.Laminate quality really runs the gamut, though.  

When my renter calls with a clogged bathtub, I call him, and vice-versa.

I have hauled multiple pre-hung entry doors, bathtubs, 24" ranges, dishwashers and who knows what else in the back of my Envoy too.

Anyway, the upstairs bathtub has started leaking into the laundry room below, and there's a small hole in the ceiling.

@Hameed Abdul here are some things that come to mind but this is not an exhaustive list:- leaks - flush the toilet make sure it doesn't run, turn off and on every faucet, look at bath tub - water costs a lot of money- foundation- HVAC - get a professional to give you a quote- make sure it's zoned for multifamily- get a clear idea of the screening process and who is living there now- get bank statements that show money in/money out
