The first 2 batches of Mohave county has ended.

Well lets fast forward to today.. were do you think those investors that paid that amount are today.. everyone of them put no money down and bought the 100 a month cash flow dream...well I would bet 90% of them defaulted to the banks over time.. and the 40 to 60k wholesale prices are now 2k to 10k... with a new batch of investors coming in and pay 50k to 60k...Same type of numbers are true in many other markets but just not as bad as Detroit.

I am planning on screening the first batch that came in from the initial open house and will offer to the best verified candidates and in the event of a tie, go down the list in order received.

Yesterday's success: We got our first call back on our first teensy batch of yellow letters.Todays success: I learned a whole hell of a lot about vetting sellers to determine who is actually motivated to sell and to what degree.

Honestly I'm just looking for like minded people willing to share their experiences so I can in turn hopefully be successful and do the same for the next batch of aspiring real estate investors.

So that eliminates 90% of your potential deals right there.The only way this works is when you buy batches of bad loans and then approach the owners to restructure.

I also put together a batch of 60 letters for a probate mailing I'll be sending out tomorrow.

I do go online for some fixtures but mostly peruse the clearance rack at HD and Lowes every time I am there for lighting and faucets.When I buy batches online however, I am often stuck with an item or 2 that sits in my spare parts box for months.
