Did not know about this disagreeable feature of LVP.

In the age of Uber and other disruptors the reason why 96% are sold by an agent is because it makes sense (end cents) - otherwise, there would be an app for that ;-)Here is the better question: how do you find a great agent?

Contact your county tax assessor's office to learn how to find this information (it's usually online and easy).Talk to the neighbors.There are paid apps that may include contact information for specific properties.

There are some great mileage tracking apps out there that make it easy. 

Most people who get these apps though are hoping it will do all the work for them.

There seems to be a differential feature among providers where some are a tenant opt-in service and others don't require tenant consent.

Can experienced folks provide some inputs about the usefulness of this feature? 

Unique features like land and outdoor amenities can add value, and utilities can increase rent.

Also, the nextdoor app is great for finding local resources.
