If you are going in cash it's not a concern but limiting your option for the purchase financing or refinance option down the line will cause headaches.

We have never had a tenant that was able to produce any factual data that supports their concerns. 

If you’re concerned about the cash income, you could consider additional safeguards, like a higher security deposit or using a guarantor.
