Did you advertise first and then obtain contract that way?

@Michael Baum I should have clarified in the initial post- Access to capital isn't the issues, but we did struggle when we attempted to do a traditional refinance.

They have good customer service, good online access, and take series LLCs.

Consider the family who’ll eventually live there..maybe they’ll appreciate a second-floor deck accessible from a common hallway, where everyone can enjoy it, rather than limiting it to a single bedroom.

i and others will happily answer any question you have. i invest in Pittsburgh, and in fact, I'd probably try to talk you OUT of investing in Pittsburgh if you proposed it, since you don't have a network here.investing out of state is certainly possible, but it's also way more difficult than advertised. 

I usually have my houses rented within days of seeing the last tenants move out and I rarely advertise. 

They often have access to off-market listings and can also help you navigate on-market listings on MLS.

Financing that next deal is our concern as we don't have cash reserves but we do have access to $100,000 equity in our current rental.
