I live down the street from there:1) you are not getting those kinds of rents on Sherman Ave for the condition of this property (renovation is at least 10 years old)2) Pics are weird3) The only homes getting 4500 and up are the 4 story victorians which I know you aren't if you are on Sherman Ave4) a 700 credit score is more restrictive then applying for a mortgage so you will have less applicants

Plus, while many people love older homes (our office is in a grand old Victorian built in 1896) I know of no one that would want to live in an older home without some modern upgrades to electric, plumbing, kitchen, and baths.

We have areas here in the Bay Area such as Oakland that are block to block...literally one block may be seeing a complete transition with renovated Victorians, and the other may be housing projects in the worst part of town...all depends.

It's a property that with the most direct comps that are available, is probably an ARV of $250k, however, most of those comps aren't fully renovated, and are more plain/boring homes, while this home is a 100+ year old, historic Victorian that I believe can sell for quite a bit higher potentially, but I can't risk getting into it making that assumption.

You also don't need to blow out the entire wall, a large archway can open up an area, sleeping area, sitting area, door into a bath and closet.You can get away with opening a kitchen with a small dinning room, an archway usually works there as well, if they kitchen is really small, get advice.Keeping with the style of a home is important to marketability, you don't want a Victorian with a Cali contemporary with white marble floors, you don't rehab to what your taste is as much as to the market and expectations for the type of property
