We are coming up on his lease renewal and he offered to maintain the yard (cut grass, clear snow, trim bushes, etc) in exchange for keeping rent at the same rate he has currently.

@Trim Pershad, I ran across a member on BP named Scott Smith. 

Frankly, it is none of the City's business if I, a new home buyer, want the wood trim in my basement to be unpainted. 

If the bedrooms have some ornate trim or some defining characteristic, we try to preserve as much as possible.

My daily job in the Air Force is Cyber Security, which is fun and will be very lucrative in the civilian side, but I'm more of a hands-on active person (I did Interior Trim before I joined the military and loved it). 

you're just pulling off window trim, and i assume pulling out the old sashes. 

My two young sons and I can re-do the flooring and paint the walls and trim in 2 days.
