You have to actually go out there and find real deals, do the work to force equity, and only then do you get a bit of cash flow that eventually becomes significant years later.But that's not a get-rich-quick strategy so most folks won't do it.

Same thing here in Florida with all the rich guys wanting a million dollar house on the water with the hurricanes.

You can't count on believing that the family member will not produce a handwritten lease (real or not), or other paperwork & tactics, to throw a big old wrench in your initial/expected timeline.You CAN expect that if they see you as the big old rich/developer/bad guy enemy, they will do as much damage as they can, and drag their feet as long as possible.See if you can feel out what the relative actually wants/ needs, connect/come prepared with info on resources for local "housing help" options, etc (perhaps), and figure out what you can do to solve the problem (cash for keys with an incentive for quicker move out timeframe?

If we all had a dime for every new investor who said they had a plan to close 5 in 5 years if you just help me now, we would be so rich!

Before the late 1970s there were no real estate gurus, no real estate investment courses, no house flipping TV programs, no real estate get rich books, no real estate investment clubs, and what experience the general public had about real estate was limited to buying their personal residence. 

Most rich fellow and all tech guru is investing big in Hawaii, you may only need to flip few properties to generate profit over mil.
