Watch out for people that sound like A-players during a 15-20 minute intro call, but struggle to answer follow up questions specific to your needs. 

I suspect those players are going to keep the best notes for their fund as is their fiduciary responsibility to the fund and their clients.. and then off load the ones they deem inferior for what ever reason to those like you

Now I just leave half a dozen porno movies on the DVD player and whatever beer the last tenants left behind. 

I don't hate the player.

It's pretty chaotic for the novice, but everyone is super friendly and happy to help new players learn the ropes. 

However, it tends to be a very unprofessional market with many players that talk but do not act.What are you guys focusing on?

Third, many note players are far larger than you - buying large pools of them. 

I said you move to Charleston and I will put you into business.So I had my GC who I can trust 1000% and 30 some new builds later and still ascending here we are.and now he has 7 of his own houses going.. so not only has he done great for me he has established himself as a local premier builder in the area.. but again we are just small potato's in that market there are plenty of really big players there.. we are just doing these little infills.. so as it relates to private equity and building its pretty cool.Someone from out of Area who does not have a Troy like I do could easily end up like Nick the first guy I funded there lose money hand over fist.. but again Nick is rich water off a ducks back for him.. but it got me the beach head.

Well my knowledge of the market players helps to mitigate risk for my client.
