I was really interested in a 1/1 on top of a hill (had a bit of a view) but was several miles north of Hochatown, so was talked out of it by my realtor.

There are lots of vacant lots offered in Phila (mostly in North and SW Phila, that are duds of investments with no promise of short term or longer term upside). 

If anyone has any advice on starting construction, good place to find cheaper trim, doors, cabinets LVP etc, or even people in the Minneapolis/north metro that you would recommend for the job I would love to hear it.

To illustrate this there are probably 50+  active MLS properties in North Philadelphia/South West Philadelphia and other lower tier neighborhoods at any given time where you can complete the BRRRR  method but the real estate is lousy.
