In the Los Angeles market, I'm still having success buying homes off the MLS (often over asking) by adding REAL value through additional square footage or starting from scratch by knocking an existing property down to build a bigger and better one.

It sounds like it's just 1 meter for the the whole building, so when you get the bill you could just split it up proportionately by square footage.

Have her log the activity in writing and get video footage, inspect the property yourself, check for critters (like albino raccoons...they look like ghosts 😂) check for gas and water leaks, look up the history on the house just to know what the deal is, and if you have to... ask some good friends to dress in white coveralls and bring a shop vac to house to suck the ghosts out.

Per the rental income I was thinking of it towards like the AirBnB aspect of it and being able to deduct utilities per square footage that's occupied by tenant.

One of the two stabbed someone at a gas station - I recognized them from the news article (they had security footage), and they've been turned in to the police (the police have all their info, but haven't acted on it yet).
