A lot of the popular, no money needed, strategies like being a wholesaler, getting a partner to fund the deal, or STR co-hosting / arbitrage are a bit of a paradox because the people that have the expertise to effectively implement these strategies are typically the experienced folks that don't need no money down strategies to invest.

Now, this is all dependent on your strategy (and money to implement it) but if I target off market properties in a state of disrepair then my down payment could be 0%...or I could target on market properties and use traditional financing and need 20% down.

For instance, I was once thinking about buying a property that had a minor issue with a relatively easy solution, but then we learned from the City that implementing that solution would create a new problem that would have cost us $50k+ to address in order to retain a certificate of occupancy (I didn't know what I didn't know, but I'm glad I found out before I bought the property!).
