Where I'm from people do not like living in apartments/high-rises and so on, but I think more options like that would make housing more affordable to the average citizen.

That fee is based on the amount of work completed but is somewhere between $150-$400 typically.As far as the 10% fee charged during the first month that we lease a property, you are correct that is a part of our fee structure.

And the best part for Tardus is they are not making financial recommendations and there is no fiduciary duty, so if the strategy falls apart and one is left with 10, 20, 30k in high interest loans….well…sucks for the client, but Tardus continues to make money on their monthly fee after the first year.

I generally see literature as such, and cannot tell if having a part time employee removes the chance of solo 401k or if the custodians just don't want to deal with it:"IRS rules prohibit contributions to a solo 401(k) if you have full-time employees, but you can use the plan to cover yourself and your spouse into retirement."

And I ascribe to the "I never want to be a part of a club that would take me as a member" philosophy there.

This was in a middle class neighborhood and I get why that is less risk however with apartments increasingly including laundry, I would imagine demand lessening in that location.
