Hello everyone,I am from Alexandria, VA located at the border of Washington DC and Prince George County, MD working for a kitchen and bath remodeling company since 2017 known as European Granite Design that also fabricates granite, quartz, marble and quartzite countertops since 2003.I'm experienced Sales and project manager also designs kitchens & bathrooms for remodeling.Using my expertise and connections I want to start working for myself flipping old condos or houses in the Washington DC, Maryland and Northern Virginia (DMV) area.

Why not joint venture with someone who has money, fix & flip itWhy not rent it out for at least the monthly carrying costs.Why not sell it on a lease option, get 10% cash up front to fund school? 

We currently have six rental units (single and multi family) and one flip under our belt.

@Thomas Farrell if you have any experience managing property/construction projects, I would look in to flipping properties and keeping the once that you see an acceptable cashflow on when finished.

My goal would be primarily cash flow rather than appreciation unless there's a property with a good chance of flip. 

We've done around 60 deals using the fix-and-flip strategy, BRRRR strategy, and build-to-sell strategy!

It may be helpful to analyze each deal as a flip and a BRRRR so you understand why sometimes it works as one but not the other.There will be some people that say it’s not all about the numbers though, and I would agree.
