Since the start of the year, I've read a handful of BP books:- Rental Property Investing (Brandon Turner)- How to Invest in Real Estate (Brandon Turner/Josh Dorkin)- Investing in Real Estate with No (and Low) Money Down (Brandon Turner)- BRRRR (David Greene)- Multifamily Millionaire Volume 1 (Brandon Turner/Brian Murray)- Start with Strategy (Dave Meyer), currently readingI was thinking of using the equity to BRRRR small multifamily properties and combine some concepts from both the BRRRR and Multifamily Millionaire books (specifically making cash offers via HELOC to secure distressed properties, ideally vacant to set market rents).

@Dakota Mivshek From my recollection I think mostly I was dealing with the secretary of the company or some assistant and these people are all unlicensed, unprofessional, basically don't have any concept of how to structure contracts or even withdraw from a contract unfortunately.  

Title is the concept of rights associated with owning property, and the deed is a document evidencing transfer of title.

Very few people make it long-term.Tenant issues aside, renting in class D neighborhoods is financially not a very good concept.

Kind of an interesting concept.

At first, I struggled with this concept with internal questions like: "Why are they paying me 15% when they are already paying me to manage the property?"

He said 'heck no, I like the write-off'......Don't get overwhelmed by this new concept, just go out there right now and buy something....anything.

. - There are a lot more bridge loans for rental products, different than original conceptions of bridge products.- Lenders want to work only with sponsors/operators they are already comfortable with- Capital is meeting the needs of investors, more flexible
