There needs to be a significant delta for a mobile home to be attractive.If the single family home market is strong in that market, then you can talk to your competition.

And then when I started a HML company they gave me guidance lines to make loans to folks like you and exactly we borrowed at 65 to 7% and lent at 12 to 15% plus points and made the delta.. 

Honest question.It's a fixed cost, so doesn't scale with rent - maybe this doesn't really incentivize them to grow rental income though.I'm trying to justify the delta of a new PM cost with how much I care about reminding them to do small things.

Another thought would be to ask your real estate agent what they have seen for appraiser adjustments for these deltas in rooms/baths/etc in that specific area.  

LOL  no like hey I bought this property for X and well I did nothing but own it and sold it for Y and  made this nice delta.. you know the stuff on BP that says is gambling and speculation and your crazy to do that etc etc.

ONe reason is if there is a big delta in value the seller can 1031 instead of creating inventory that would be taxed at the highest rate.

There's not a lot of delta between those areas anymore. 

With inflation still rising that delta is likely to increase. 

There is a reason why, KLM is now doing direct flights to Amsterdam and Delta is direct to Paris.
