I'd venture to guess that the break even point on that up front investment is going to be 2.5-3 years.

Did lot confirmations got 3 buildable lots and built new homes.. that took another year.. but in the end it was a profitable venture. 

We have the vendors all lined up ready to come in and fix stuff next week and it's nothing that can't be done within 1-2 weeks, even if our own DIY things. 

Most, in fact nearly all, of the terrible situations I've encountered in this business were FSBO/DIY sales gone sideways.

As such I realize what an opportunity I had and invested my all into it.To be clear, the goal in my real estate ventures is NOT to swing all the hammers, run all the wires, or till and grade all the properties.

The amount of work and capital it takes is usually smarter spent on either buying your own property or venturing into co-hosting.

Really excited to learn more and to speak with those (most ideally who live near me with whom I could meet up in person, but definitely not a deal breaker) who are in a similar stage or perhaps just ahead of me, from whom I can learn and feel supported by as I venture into this new world.
