If she pays, then your really out of luck and you have to sue her in court for breaking the lease and damages.In general, I don't take people to court once I have the property back as the attorney fees and the fact you RARELY collect on any judgements (15% of the time or less) eats any profit and wastes your time.

Doing it that way also allows you to get a general idea of how much income is needed to at least be close to breaking even. obviously being close to the break even line is not where anyone wants to be but it is interesting and useful metric.

I was going to take the FHA route try to get a unit property, but my problem is my DTI is high due to my student loans and a car payment so now I am a little discouraged on how I can get started and also get funded my Linda informed me that I can use an alternative person for the income, but I don’t have no one to use it just me and my income is not good enough so I’m not sure on what to do as far as breaking into Real Estate  I feel like it’s just not going to happen for me
