Hi Yuliany,4 plex pro - smaller purchase prices with down paymentCons for 4 plexCompeting against home buyers who will rent out and live in one of the units.Not scalable meaning you might have 4 plexes located all over creation with different management companies.Can't control the look and feel of the whole complex.

It also is a pain for move ins and move outs as the old tenant still needs to be tracked and the new tenant needs to take their unit number.I use Sage for the accounting, RediDraft for document creation, and a customized version of SugarCRM to manage the properties, tenants, leases, maintenance... in other words, everything from an operational perspective.As far as cost, I paid to have Sugar setup and customized and other than the monthly hosting costs I just use the guy who set it up on a time and materials basis for any heavy administration.

Speaking as someone who does industrial electrical systems engineering that provides documents exactly as you have described, this would be a large amount of work.The one line diagram, panel schedule, grounding, lighting and outlet plan, fixture schedule, and panel locations would all be separate drawings taking anywhere from 20-40 hours of work a piece depending on how readily available the needed information is.We have whole teams of people who work to produce drawings like these and we charge clients $60-100/hr for just the design and engineering consulting (drawing creation).

Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

I feel like the latter is the best way, especially if I'm not super interested in the flipping aspect for anything other than just capital creation.
