Have you been talking to commercial branches of lenders?

Too much risk and sets bad boundaries for tenants.Many use Venmo, Zelle or just have tenants deposit at their bank (local branch).There are also several free DIY PM softwares that have rent payment built in, but they charge the tenants a fee to do so (that's how the companies make money).

Part of me is like 100% yes to do all that for at least my 1st deal and then branch out to oos.

I wouldn't send an email blast because most of the time they go to the junk folder or other wholesalers get them and daisy chain your deal without permission.

I'm doubting you teach "real estate", meaning from A to Z, I'd even go along if someone didn't teach about links and chains or that a lot line can be from the center of a river not the banks of the river. 

I’m still tempted to start locally then branch out once I understand my work flow a little bit better.
