Many areas in SE DC still have high levels of property and violent crime, although it has been going down over the past few years according to DC Crime Cards.

My initial thought was that it would be hard for you to find something at that price point that was not in SE and you might have trouble finding something suitable in SE. 

Lots of areas been improving in SE DC for the last few years.

I dont know when it happens per se, but its pretty obvious when it happens. 

Straight talking.I don't know if it's accurate to call these "feminine" principles per se, but certainly, these tenets, with respect to real estate investing, are what's up.

Also worth nothing that managing your own properties means you're shifting passive income not subject to SE tax to active income subject to SE tax.
