Otherwise, I don't think it's necessary.The building I rented had ancient old tiny gas stoves/ovens, and cheap white refrigerators.

@Kevin Polite when I first moved into the building I ended up managing (moved in first as a tenant), I was so sad the tiny studio didn't have a tub - but I loved the price and the location.Fast forward, 2 years later, I was the resident manager.

If you know the law, nobody can bluff you and you can be confident in your negotiations.I think you should consider that CA is a huge state, and LA and SF are but a tiny part of the state.

But, it is not against the law to only advertise at a grad school.Anyway,  even if you have a huge house you want to rent out, with a bunch of different roommates, (mine were tiny studios), if you can rent to a house full of law students, and I've heard the same is true for med students, you will have minimum problems.Good luck!

It's a tiny area (about 15' x 15') so finding a landscaper willing to do the work is difficult.Ideally I would like the tenants to all be able to share the area and somehow share the maintenance of the lawn.
