The thing that I undergo when I am listening to a podcast or attending different webinars, is the lack of starters' guide.

I guess I could also have everyone on the lease, and set the start date to be the date that the earliest tenant can move in, and just don't charge the other late starters rents until they actually move in?

If not, it's a non-starter unless you're willing to switch. 

Additionally, I enjoy skydiving, BASE jumping, motorcycle riding, and long walks on the beach.  

We use commercial online skip trace software and social media for starters.

If I understood you properly, that's a starter consideration as one enters the industry not an ongoing thing.  

My plan is to get a house I can live in and rent a couple rooms for starter to help pay the mortgage and make some passive income.

I was going to pursue a Mentor/Coaching program but now will certainly delve to get knowledge from BP and connect with good folks looking to help new starters.
