The seller is getting older and is no longer able to take care of the place and has someone that is living with her to help driver her around and fix things around the house.  

I know this may have been asked before.Are there any reasons or drivers that are helping the city become such a popular area for development and redevelopment?

Good market drivers and tenant base in the area at the right price.

@Tom Goans : I've fully realized i'm getting what i paid for, which is the main driver for change.

Here's the link to that thread: https://www.biggerpockets.com/...It's pretty easy to enforce, they just see if your driver's license, utility bills, property taxes etc. match the address of the property, and if you have a homeowner's insurance policy or a rental policy for the property (you can only have one primary residence and one primary residence insurance policy).

Oh and did I mention I took pics of their drivers license and welfare mail before I sent it to them unopened (I didn't open it but it was obvious what it was).

I have a hard time using a screw driver, let alone messing with millwork and remodelling. 

I'm somewhat indecisive across my entire life right now (career is the main driver).

In this market, when the buyer is in the drivers seat, I suppose you could have specified an additional hold-back in case the floors weren't solid hardwood.

For me, I have a standard 9-5, but I started working a side gig as a food delivery driver.
