For your specific question I'd have to ask why is the owner selling this particular asset with 7 yrs left on the lease and if the worst case happens, the tenant leaves, what will it cost you in terms of dollars and time to re lease the building.Wild speculation on my part, but the building may need some CapEx or the seller has some knowledge of the tenant's renewal plan that you don't.
