What I have observed is people tend to be ok with 1% in high appreciation areas and the closer to 2% you get the better off you are.

I have been looking at Evansville at a very high level.Here is what I am observing in the data:1) Evansville has low volatility in housing prices, some sections still under 2008 highs.2) There was a recent downturn starting around in Jan 20163) Some new business moving to the area, Hyatt Hotel and the Tropicana plant is opening in 2017 and a few other smaller revitalization items.4) WTF?

Electricity may not be activated if any issues were observed by the FSM-If the FSM allows the utilities,  there will be a charge to dewinterize and then to winterize again $150-250.

Note, this is not directly targeted to the experienced professional wholesalers that actually do it correctly but merely an observation as to why such a bad rap to the majority that do it wrong...So this in turn has created the bad rap and thus has caused some states to enact laws to prevent  those folks brokering without license which is what it's viewed as at the end of the day..
