I can speak for OKC that in B and C class rentals we held rent rates.

The technicians also informed me that this is not consistent with "wear and tear" and is a result of gross negligence in the form of mowing over a large rock or tree stump.

Now you can't throw a rock without hitting some condo/apartment new builds.

@Jeremiah Lee ya that makes sense, a few trees, shrubs or succulent and draught tolerant plants, maybe some stones or rock and bark for low maintenance and make sure you put down a liner so you don’t have a bunch of weeds overgrowinf your property.

Next thing you know, I’m speckling, putting up sheet rock, caulking, painting, etc.
