I understand that it's challenging to find cash-flowing properties in this rapidly appreciating market, but the numbers suggest that my rental income would only cover about 50% of my PITI.Has anyone here had experience with house hacking in South Florida?

Like I said this IOT industry is rapidly changing and is not yet at the plug and play stage but, so far, my hub and locks are still working and I they do exactly what I want them to do.

I am in a contract to purchase one in Cedar Rapids, IA. 13 sleeping rooms in one large house, sharing three kitchen/bath combos throughout the house.It is an old house but has been lightly remodeled and is in good shape and well maintained. 

ADU's are added to existing SFR more rapidly in cities where rents are high.

That the neighborhood rapidly gentrified to the point that SFRs, some seven years later, now go for $170K in turnkey condition, well, I just got lucky with that.

It doesn't experience the rapid appreciation that you see on the coasts but it also doesn't experience the rapid declines; that is to say we have significantly less variance over time from "mean" pricing.

The main problem with single-family homes is that they age rapidly, and if you own them for more than five or ten years, you'll start encountering major capital expenditure issues that hit you like a tidal wave.
