I've seen 80% LTV on a cash out but the rate will generally be 1% higher compared to a 75% LTV and the 80% LTV would need a 1.25 DSCR ratio.

There's likely going to be a limit of 1-2 foster children, depending on age, sex, and relationship.I don't think you need to worry about anything.

but to get deals to BRRRR in general, you need to buy off market.

Of course, it would need to be non-owner occupied (investment property).   

@Jake Hughes You can do an 80 LTV DSCR rate and term refinance using the appraised value of the property, you will just need to have it rented out before closing. 

I personally have not had much of a hard time finding tenants for my apartments.
