Both tenants were very nice, but as we were done and standing by our cars, one of the tenants came out and told the then owner that her toilet seat was loose (these are in low-income areas).The previous owner then made a comment that he's gotta fix her toilet seat, but has to chase her rent check most months (something along those lines).

The tenant also said they smelled sewage when it was acting up, and I noticed the bottom of the toilet was wet, and the toilet is loose so obviously it needs to be bolted down more, should I replace the wax ring?
