I built them on a large timber track we owned that I got 3 lots off of and basically I built the houses to get full retail for the lots.. would not do it again.. its a great owner builder project though with some instant equity.. one of the few ways a West coast homeowner can do that

some people say good RE investors have good instincts - i say they have good math skills. if you look at an opportunity, you gotta instantly do all the P&L analysis and act on it.

Of course every market is different and some markets may be more saturated than others.Another thing to consider is that like Dev mentioned, a lot of people talk about something but very few actually do it as a system. ie a lot of people try something for a short while, don't get immediate results, and give up.A lot of the leads have to be cultivated for a while and you don't get instant gratification.

I picked up a 3/1 SFH in Columbus, OH in October '21 for $82k that had a den that just needed a closet to become an instant 4/1.

With a 2 unit, you don't have to meet the self-sufficiency test and you can add value through the 203k loan to have instant equity!
