I have no minimums for sales or listings, and I am sure there are brokerages in your area that do that as well.I knew who I was going to work for before I took my licensing test, and as soon as I received my license, I signed up with the MLS, so access was just about instant.

I personally do not do them.In an owner fin deal there is an actual closing your name or entity is on the deed and you have title insurance on the property.As far a picking up a few more properties maybe pick up a distressed property that you can renovate and build somewhat of instant equity and then refi.

Perhaps more costs.Also, when I peeked at your ad last night it seemed: (1) yours was the only rental in the area, so no instant comparables, (2) the photo of the exterior of your house was mostly in the shade (quite a contrast between left and right sides..), (3) for some reason, many of your photos initially loaded onto my screen sideways.

My real question is, is there a spreadsheet out there than can calculate late payments, added interest and lump chunks of cash thrown at the loan.for instants, his payments will be $871 per month, so how can I keep track of the amount that is due on the loan if say, he misses a months payment but pays $1,300 one week and $300 the next.

" ) something like that . . .Send that to 500 agents and follow up with voicemail drops - have some sort of lead capture page where the case study was that is set up to retarget those agents on FB and Adwords - with a "Hey I have another case study that we just put together - this agent did $24k in commissions in 3 months . . . check it out " (the second case study is better than the first . . . . so it feels like things are getting better - not worse . . . )Make it super easy for them to call you - set up instant chat on the landing pages of your site and have some one who can respond quickly to calls emails and chats . . . like within 5-10 seconds fast. ;-) Set up tracking so you can tell which prospects visited your page - clicked through your emails - etc. then cold/warm call those agents who clicked on the site and your emails the most.There are a lot of crappy marketing groups hitting on realtors - so most are pretty skeptical - so you have to be as transparent as possible - and really be genuine in the way you are pushing your service - or they tend to run like the wind.
