In Laurel Canyon, there can be wild swings in value of land based on how "buildable" the lot is, how flat, soils conditions, etc...

If the tenants want to paint a wild color it must be returned to the original color at move out.

Pretty hard to give unbiased advice without all the facts.this is pretty wild most rentals I see have zero landscaping to speak of just lawn and maybe a few trees..

There is no base line to this question which makes all answers wildly different and correct.

If you are planning to be located close to base since you are active duty it may be worth wild to stay around that E-5 BAH rate.
