My personal feeling is that the Taiwan Semiconductor plant is about to change the game.

EXP was trading at 117 then dropped to 104 (thanks Robinhood) so that's when I planted my flag. 29% return in one week, not too shabby.Once I pass the state test I'll be joining EXP, hopefully in the next few months. 

A technician investor plants seeds (gaining the knowledge and treating people well) to reproduce on its own.  

Zillow won’t tell you that the neighborhood you’re looking in is next to a cement plant or worse, a wastewater plant that wreaks like sewage half the day. 

Went under contract on my primary in March and closed in May, just a few weeks after they laid off about 80% of our plant (not me thankfully).

Over a certain density you may have to do a treatment plant which i understand to be super expensive.

That would be my first thought.If some of the land is suitable for farming, you might want to look into some of those farming programs where they pay farmers to NOT plant anything.
