In my earl-ier 20s (im 27 now) I entertained the idea of REI but never pulled the trigger.

His entertainment comprised of an old tube TV with bunny ears.

I ALWAYS ask the seller if he/she will entertain leaving existing financing in place.

If you try to talk to them their eyes glaze over until you talk about the latest sports event, movie or what boundary-pushing event some whore-some entertainer did last week. 

I've passed by it a million times, and it suddenly hit me that the highest & best use for this property is a combination of assisted and independent living units, combined with related retail, office, service, and food/entertainment businesses.

A pity that the OP isn't getting paid for this endeavour, because I don't recall the last time I was so entertained by a thread.  

While entertaining, the marginal neighborhood was a little scary for me.

Like I said previously this is sheer entertainment!
