Don't rely on a spreadsheet, try to give accurate and even slightly conservative pro forma numbers to people, and if you maintain that great reputation buyers will show up for the deals you have under contract.

One other thing I will add that has been helpful to me in structuring deals and "gut checking" them against other projects is to go on a site like realtyshares.com or another crowdfunding platform and download ~5-10 pro-formas from deals listed there.

Something I’ve thought about for some time, but without action...you know....I’ve been studying and researching for a little over a year now, but making connections is my growth area so that I can form a good community to learn and work with.Whats the best thread/article you’ve come across on:- finding the first deal/learning with others executing a deal- creating a successful team (contractors, inspectors, real estate lawyers, etc.)- analyzing deals (preferably comparing 2 or more deals)There are so many threads here, so maybe this can help me get to some specific links or info a bit faster.

Mayda Searfoss Since you are investing out of state, I would recommend connecting with investors in that area through BiggerPockets to potentially partner with, talk to an attorney about laws specific to that area, and like the other person said...form a good relationship with a PM because if you don't have a partner is the local area then the PM will be your boots on the ground.
