Appraisers almost always make deals appraise out right at contract price even if they are over priced a little the only exception is when deals way overpriced so I'd be very cautious if move forward.Just keep pushing seller to reduce contract down to the appraisal price.

Beause of the economy I am being more cautious but I will buy in any state as long as the property has good cash flow and in a great rental area.I do extensive research up front to make sure the area I am buying in is really solid and in demand.

I would be cautious with a seller who didn't want to disclose financial info on a multi family property....
