I'm waiting to hear back from a real estate lawyer, but the way it was explained to me, is that this is essentially party of the selling price ($150k), but the deal is structured to reduce the state transfer taxes based on the $135k sale price, defer capital gains income into the next year for the seller (frankly, I think the 15k would not be capital gains, but I'm not sure), and reduce our monthly mortgage payments over the year.

I like Kyle's idea of speaking to the other owner so that there's always a perceived "other party" to contend with.As for getting reliable people, outside of the traditional routes of finding tenants, you can also ask to post ads at the places of business that your most reliable/responsible friends work.

Hey everyone, I have a question about leasing mineral rights if you don't mind.If I lease mineral rights underneath my property to a company, and then sell my house to a third party, does the company keep the mineral rights, or do the new owners get the mineral rights?
