If integrity is in question it should be a two way street.When buyers put in highest and best offers and agent comes back looking for more if we assume buyers have integrity there would be no counter offers.

Problems that affect the "livability, soundness, or structural integrity" are what to look out for, also potential health and safety issues.So for livability:operational heating systems, operational plumbing fixtures with no major leaks, operational electric systems reasonably up to date (No Federal Pacific or Zinsco panel box, no aluminum wiring, etc)Roof with no active leaks - usually with at least 5 years of estimated remaining lifeFor soundness/structural integrity:No foundation issues - cracks, slanting floors, entire house leaning over, etcNo evidence of termite infestationHealth/Safety:No moldPeeling paint, especially in buildings built prior to 1978There's probably more, but that's all I can think of offhand.

Its important to note (here's where we integrate conventional lending into the mix) the first loan and second note has to be funded on the same day otherwise when you go to do a rate/term refinance on your BRRR it will be considered a "cash out," instead of a regular refinance since Fannie Mae's rules considers debt that was not taken out as purchase money (debt taken out the same day as the purchase) as non purchase money debt so payoff of non purchase money is considered a "cash out."

So we have wall mounted CO2 detectors, no issues with those.All out smoke/fire detectors are integrated to the house so if one is removed, it triggers an alarm.
