You contract, you close.....You would always want to disclose your are an agent or active or inactive in my opinion.I remember long ago one guy used to put in the special provisions some language that says something like:   Seller understands Buyer is purchasing the home at a significant discount to market value in exchange for CASH and FAST closing and NO REPAIRS required and will likely profit significantly from the transaction at some point in the future.Why hide this....
