@Chris Mahlmann You just 'hide' the bad listing until all the bookings run out and then deactivate it. 

Anyway, hiding cars is a real thing if you have an HOA that goes out of their way to prevent student rentals.Renting by the room is not the get rich quick scheme people try to make it out to be.

If one exists, as they know one does and not sending it appears as if you are trying to hide something.

You contract, you close.....You would always want to disclose your are an agent or active or inactive in my opinion.I remember long ago one guy used to put in the special provisions some language that says something like:   Seller understands Buyer is purchasing the home at a significant discount to market value in exchange for CASH and FAST closing and NO REPAIRS required and will likely profit significantly from the transaction at some point in the future.Why hide this....

With month-to-month, they have no incentive to hide the fact that they need to move so at least you get some notice.

It seems like a weird place to have a closet so the builder may have put it there because he needed a load bearing beam and this was a way to hide it.

I don't know if I should take that as a sign that people are hiding other problems, or if my fee is still too high.

If I found one who is staightforward and won't hide facts then I 'd pay his commision.
