As someone who lives in hotels 365 days/year, let us not forget theatrical/entertainment tours (certainly a very small percentage, but we do nonetheless). 

So we hire a RE Broker after vetting several and they come back with a very nicely done video/vertual tour architectural rendering of what the home would look like after a 3.75m remodel. 

I get it that u r use to ur area, and indeed local knowledge is powerful, but I do not really want to be the person that you and I both talked to previously on forum who makes Ok profit and stops there because he doesnt know there are places that are better than what he knows.

However, my husband and I have toured several homes and found one that shows a lot of potential. 

Use your nice new car as incentive to go door knocking and drum up enough listings and Buyer tours to repay your $30,000 ASAP, then your DTI will be better.

My most vivid memories are walking along the Gold Coast and body surfing in Sydney.2005-2008 (Seattle, WA): I spent part of my time doing RE deals, and the rest of my time pursuing hobbies and interests such as paragliding, programming projects, and some travel.2011-2012 (Delaware, New York, Connecticut): I did lots of back-road cycling, 8 Broadway shows, 1 cruise to Bermuda, 1 18-day self-guided cycling tour through France, and some ballroom dance lessons.

A wealth of information and you get a tour of a few parks they own in that metro area as well, so its like 90% info and Q and A and 10% in the field. it was great.

After property-specific marketing expenses (staging, photography, videography, floor-plan generation, print materials, print ads, online ads, dedicated website, email blasts, flyers and postcards, virtual tour recording and posting, etc), splits to my brokerage and cooperating broker/agent, taxes and overall business costs, I profit maybe 1% or 1.5% on a property sold with a 6% commission. 

I did a sports travel tour that took us into town for a couple days and fell in love with the small town feel and baseball heaven.

Another strange thing as that we spent over an hour in the house during the inspection and she made no mention of the allergic reaction then or when touring the house during the showings, when the cat was still living there.
