Rationalizing that future events (appreciation) you have no control over, will somehow fix (or balance out) negative CF is more foolish...and that's not investing, that's speculating, and should be left to the Stock Market.

U gals are just speculating Need to unwind this how it actually happened and if there was a transfer of title that was or should not have been allowed and if there is insurance for the buyer..

However, I'm just using Zillow to speculate on this so I could be wrong.

It's hard to stand out location wise since STRs are limited to certain areas, but my main point is I wouldn't buy in one of the further out communities without theming.Obviously it's all speculative, but my guess is appreciation is pretty maxed out in the near future.

Do they have conservative LTVs and lending practices or are they doing 80% LTV + 100% rehab, immediately funding deals with little to no equity to protect your loan (and completely speculative on the ARV, I might add). - What is their default rate and principal loss to date? 

Potentially higher profits and higher losses speculating on appreciation. 

Its real estate investing, but definition its speculation.
