The current loan balance and prepayment penalty shall be deducted from sale proceeds and if there is an escrow shortage same shall be charged to Seller at closing.

There are many in the area and no shortage of investors that attend.

AS in most of the large metro areas.. it does not matter what the house looks like there is a price it will sell for on MLS within a week for all cash.. we have an extreme shortage of housing stock generally speaking.. so its just not like what you folks are blessed with out your way in as it relates to the TAX deed investing.

I do not need to buy ASAP, however there is a home shortage where I live, and this particular neighborhood is very close to my work; I have been living in the neighborhood for 3 years renting.

There doesn't seem to be any shortage of female real estate agents, but I think they aren't necessarily on biggerpockets because they are not investor/agents or investor savvy agents.

Right now, supply and demand rules and the reason for dramatic housing price increases are typically because of a housing shortage coupled with very high demand. 

Finally housing is fairly inelastic, slight shortages and excesses in housing can cause huge price swings.   

There is still a shortage of housing in the area.
