And here, if he could find a landlord willing to even take the dogs, even with a larger deposit, and that landlord then said he also needed bank statements - he'd cough them up.I just applied for a subsidized senior place in San Jose and I had to provide 6 months of bank statements, last 3 landlord references, and I even had to get my college transcripts that showed I had graduated, because there are deferred student loans on my credit report.

I'd write them an email saying that since fish and birds are pets, that they aren't allowed per the terms of the lease.If you want to give them permission, require them to sign an addendum with additional pet fees, if allowed, or a higher rent or deposit, and at least required renters insurance to cover any additional damage that the deposit won't cover.I live in independent senior housing now and our lease says not fish tanks over 10 gallons.

I also don't believe most tenants won't look out for #1, and they also don't want to be evicted after the reprieve and are smart enough to know that could happen.If it was to happen to me as a landlord, I'd simply write to each tenant and explain the reality in a nice, factual way, of what will happen if they, as an individual, don't pay their rent.We received a letter in my senior apartment complex just this morning explaining that we are responsible to keep paying rent, that if we can't due to the coronavirus and can document that the inability to pay rent is directly related, to contact management to work out a payment plan.

the rent may go down a bit but will across board, if you screen the same, a tenant will not move up or down based on rent alone, remember reasons for changes, some incomes may not recover so will be more demand at bottom, and even if rent deferred, payment histories still there there just may be more hard choices to make, if you cant adjust for 10% your numbers are too tight, I am looking at 4 sfh unit, mortgage $500, setting each rent at $400 at 75% occupancy still show over 100% profit, can rent for more but want long term, may rent for more for sec 8 senior, looking good now as guaranteed rent paid, all 1br homes
