Take airdna.co data with a whole shaker of salt - it can be useful for seeing patterns in the area, but their numbers re: nightly rates, occupancy % etc. are not at all reliable.

In other words, most municipalities don't define "unit" (Salt Lake being an exception), but define maximum occupants per unit.
