Yea I always advise people open helocs on their homes before they move, otherwise it's traditional cashouts. 

Most people do it themselves or hire a landscaper but if it is really a small job those might be options.

What you ask is an unbelievably general question and not likely to be fruitful as so many people have interests in different asset classes, etc.

Ask what people renting bedrooms are paying.
